This new law has now been codified into the Nevada Revised Statutes as Chapter 118C. You can find it here: http://leg.state.nv.us/NRS/NRS-118C.html

The new law has been codified into Nevada Revised Statutes as Chapter 645H: http://www.leg.state.nv.us/NRS/NRS-645H.html#NRS645H

Still haven't heard word from the Nevada Real Estate Division as to how this law will be interpreted by that regulatory authority, yet. I'll keep you posted!

Thanks for your comment, Evie. You know, what that situation taught me is how easy it is to make "judgments," either good or bad ones, and how unreliable the "gut feeling" can be. No matter how much experience we might have, we can be wrong, from time to time! I'm glad to hear you're using online screening to make objective tenant selection decisions. Thank you so much for reading!

Wow, I never would have expected an older couple to do something like that! I have such a soft spot in my heart for the elderly, I could imagine myself being fooled by them too. It makes me sad to think there are people like that out there. Luckily, nothing like that has happened to me, though my office uses <a href="www.realpage.com" rel="nofollow">rental property management software</a> and online tenant screening to avoid problems like this. Thanks so much for sharing your story... Really makes you think twice about who you can trust!!

Hi Charles & Melanie. Thanks for reading and commenting. I'm glad you found the information useful. On the idea of publishing tenants' names in the local paper or a blog, I would advise against it. Check with your attorney, of course, but my thinking is that doing so would create a big liability for the owner/manager, on many levels. That said, CoreLogic has developed a new product they call "CoreScore," which takes into account landlord/rent history. You CAN report money owed to you to the credit bureaus, and I recommend doing so.

Excellent information! We will start tomorrow doing this. We just won two eviction cases today and this would have certainly been valuable $$$ if the original managers had done just this.

On a side note: Can a landlord, agent or property manager publish the names of those they have evicted in the newspaper or local blog? It's not libel or slander if its true, but just curious?

In Nevada, the protections offered for tenants of short-sale properties are not as broad as those available to tenants of foreclosed properties. I recommend you seek legal advice. Washoe Legal Services, or your own attorney, should be able to help you.

I feel differently because as a tenant I was blind sided by my landlords short sale and now the new landlord wants to charge me double the rent. I need time to find a new place. What are my rights if my old landlord's lease was month to month and now invalid. How long do I legally have now in Nevada after a short sale, with no current lease.. to leave the property?

Hi Evelyn! Probably not as concise as I might have been able to do, but I'm hoping it answers the questions so many have been raising lately. Thanks for reading, and thanks for commenting!
